I read and looked at all the pictures throughout this book. The more I read the more apparent the lack of project management skill, contractor vetting, technical knowledge for product application and negotiation experience the author had. It also showed the author has no experience running a construction company or business and the insurance, overhead and worker retention. "Make sure you get contractors supply discount" why? Did you as a homeowner build years of repor with suppliers and vendors to earn those discounts? The book has some good checklists and that are Chicago specific and has the feel of checklists already provided by a city, organization or certification program. This book doesn't discuss risks of change orders, jobsite injuries, material and labor delays and quality control resolutions; all of which can cost a homeowner everything financially. These Nickel and dime, champaign on a beer budget are good for short flip investments to put a house on the market right away and let the next homeowner bear the cost of expenses. This is why the skilled workforce has been diminishing the last 12 years. Price points and management from inexperienced=bad moral and culture. 95% project fail rate.
